Hilton Head and Bluffton SC Area Custom Home Builder Defines A Change Order       Change Order - is a component of the construction process whereby changes in the Scope of Work are agreed to by the Owner, Contractor, and Architect..       Often the term Change Order has a negative connotation for the Owner when they are considering building a custom home in the Hilton Head or Bluffton, SC area. That should not be the case. A Change Order is simply an agreement between the Builder and the Owner to perform a portion of work as discussed. This is something that can be determined at a later date when you can actually walk through your home and see how bright or dark a room is going to be. At that time we simply write up a paint schedule and confirm the selection with a change order. This would be at no additional cost if the selection is made within the paint specifications (ie. 4 wall colors, 1 trim color, 1 ceiling color, stained built-ins, etc...) of the construction agreement. If you decide to vary from the agreed upon specifications then the cost associated with the change would be on the change order.       Prior to selecting your builder you should have a clear understanding of how they handle change orders. How do they invoice for change orders? Do they charge an administrative fee for change orders? What documentation do they provide for change orders? What charges apply to change orders for allowance items?
