Luxury Custom Home Construction and Square Foot Pricing in Hilton Head and Bluffton SC

 

        How much does it cost to build per square foot (PSF)? This is the most common question I hear when I talk to customers considering our building services in Hilton Head and Bluffton SC. It's a fair question too! It is also a loaded question because of all the variables that apply to the cost of a home.  

    I think we can all agree an obvious contributor to the cost PSF of a home is the finish materials. There are so many products and options available in the Hilton Head and Bluffton market today that vary greatly in price. Appliances-$5k or $50k, Cabinets $30k or $80k, Driveway $4k or $12k, Roof $10k or $50k. It all depends on what you want in your new Hilton Head or Bluffton SC home. At McVey, Inc. we work diligently to understand what finishes you want in your new custom home and we provide specifications and allowances that support your end in mind.

        Another aspect that affects the cost PSF that is not so obvious is the overall design of a home in Hilton Head or Bluffton SC. There are numerous budget busters in a new homes design and when McVey, Inc. is involved with the design process we advise you to the expense of certain features which may increase the cost of your new home. We work hard with our design team or your personally selected architect to value engineer a home without sacrificing the look you are going for.

        As an example of value engineering please consider this scenario. A structure that is 100 sf could be built in an endless amount of ways. For this exercise consider the one structure is 10x10 and you would end up with 40 linear feet of exterior perimeter. The other structure is 2x50 which will give 104 linear feet of exterior perimeter. What is the point? The perimeter of the structure can be one of the most expensive parts to build. You have footing excavation, compaction, rebar, concrete, anchor bolts, wall framing,  plywood, house wrap, flashing, doors, windows, insulation, exterior siding, fascia, and soffit. I know this example is not a real life scenario but it helps to get the point across that sf pricing has a lot to do with the design of a structure. Lets not forget there are multiple aspects of the design to look at too, not just the structure and at McVey, Inc.  we analyze them all.

        Another big factor to the PSF cost of a home is the size of the home. There are certain costs that are unavoidable whether the home is 2500 sf or 5000 sf or 10,000 sf for that matter. As an example if you had a home that was 2500 sf and you added a 500 sf bonus room this will dilute the cost of many of the necessary components of the construction of that home. ie: water & sewer tap, lot clearing, drive way, landscaping, foundation, roof surface, etc. Don't forget about the most expensive room in a home, the kitchen, which did not cost anymore because of the additional square footage in the form of a bonus room.

        As you can see there is a lot to consider when you are talking about the cost PSF of a home and if you talk to anyone who over simplifies it watch out. I only scratched the surface of what can affect the cost PSF of a home in Hilton Head or Bluffton SC. I did not even go into things like quality, location, building codes, community standards, and so many more factors.
