5 New Orleans Road Business Center -
Hilton Head Island, SC
The building located on 5 New Orleans Road was custom built for a family investment group out of Bristol, Tennessee. The investment group, SJ Investments, has many avenues of investment, one of which is real estate. We had the opportunity to build two ocean front homes for them on Daufuskie Island, which is the southern most point of South Carolina. This building project combined, was over 17,000 SF under roof and consisted of 3 acres of land and 2 pools. I had formed a strong relationship with SJ through the construction of these homes and my residential building company delivered these homes on budget and on time. SJ had these homes available for the spring rental markets and the homes proved to be a wise investment for their company.
When SJ purchased their commercial building site on Hilton Head I was contacted by them and hired for the project. This decision was based on my relationship and prior performance. My team quickly went to work on obtaining approvals from the Town of Hilton Head, which has a stringent approval process. Upon final approvals we created our budget and went to work. The building consisted of a first story for a parking garage; second story of professional office condos, and the third story was built to suit SJ’s new real estate office and short-term rental management company. The building is over 16,000 SF under roof. The construction for this building was approximately $2.2 million and required our accounting to divide and track the budget in 5 categories: the building shell, the up-fit for SJ, and the up-fit for the three second floor tenants. Once again, we did so on budget and on schedule. This was our first build to suit commercial job since obtaining our Unlimited General Contracting License and we look forward to providing this service for future clients.
23 Scotts Way, Bluffton, SC
The Bluffton Parkway is a new highway, which once completed will run parallel with US278 from I95 to the bridge that leads to Hilton Head Island. The first section opened was approximately two miles long and provided no real function however it was evident the potential for this new highway and the surrounding properties. We purchased a commercial building site early on which is approximately one and half acres and has road frontage on the parkway.
We designed and constructed an 11,200 SF steel building on the site and we were the second property owner to build on the parkway. The location was designed to house multiple tenants. For a short time a 2800 SF portion of the building was intended to be the new location for our office. We quickly realized that there was great potential to lease this entire location to one tenant and began negotiations with several potential tenants. Through this process we let several lease and sale opportunities go with strong clients who desired portions of the building.
This gamble resulted in a 10-year lease with a valued supplier, which we have worked with since the inception of McVey Custom Homes in 1998. The tenant Stoneworks, is one of the largest granite counter top and tile suppliers in the area. They will use this location as a showroom, warehouse, and for their accounting office while maintaining their manufacturing and showroom location on Hilton Head. The lease space for this location was increased approximately 20% as we designed a 2nd story mezzanine in the existing shell to house their accounting offices. The 1st floor is comprised of a 5200 SF warehouse and a 6000 SF showroom. We will complete the up-fit construction in February 2008.
The parkway has recently opened new sections of roadway and now runs from Burnt Church Road to 170, which is approximately 7 miles with recent approvals of continued extensions. There has been a flurry of commercial building on the parkway and adjoining roads and property values have appreciated very well. Although the parkway has many years to completion it has proven to alleviate much of the local traffic and is quickly becoming a successful commercial corridor. This was our first commercial investment job since obtaining our Unlimited General Contracting License and we look forward to future commercial real estate investments.
